The Mandel Group's final plans for apartments at the Sendik's Towne Centre include compromises with neighbors that Bob Monnat, Mandel's chief operating officer, said have made it a better project.
Approved by the Plan Commission on Monday, plans for two apartment buildings include a darker color palette than originally proposed, recessed balconies and more masonry — all points brought forward by neighbors of the property.
"I think the residents' input was well-considered, and I think the buildings are better than they would have been without that," Monnat said.
According to the plans, which also need Common Council approval, the exterior of both buildings will incorporate brick, stone and panel, using mostly warm gray colors. The rectangular stones will be in various shades and sizes, while the brick and panel is more homogenous. Balconies are recessed with French doors opening on the sides.
Commissioners gave the plans an enthusiastic thumbs up.
"I'm glad you have been gracious enough to take us through this process, but I can't stress enough my comfort level has always been there, and continues to be there," Alderman Rick Owen said.
One building, 32 feet tall with two stories, is planned for the southwest corner of Brookfield Road and Thompson Drive, between a subdivision and Sendik's Towne Centre. It would have 20 living units.
The other building, slated for the northeast corner of Thompson Drive and Richland Parkway, would be taller, at just below 43 feet, with three stories. It will fit 36 living units.
Rents will start at $1,200 a month, Monnat said.
The apartments will appeal to an older demographic looking to downsize without leaving the city, he said.
"Our similar developments in other affluent suburban settings have been received with an overwhelmingly positive response from residents of the host communities, and have leased up quickly once available," Monnat said in a letter to city officials.
Monnat said it is hoped construction will start in late spring for an opening in spring, 2015.
