Town is right fit for Von Maur

May 10, 2011

After many years of searching for an appropriate site in the Milwaukee area, Von Maur department store has announced its intention to be the anchor tenant in a new $100 million open-air retail and office development by Marcus Corp. in the town of Brookfield.

This is an exciting time for Von Maur, the entire Bluemound Road retail corridor and Wisconsin shoppers.

In choosing the new Marcus Corp. development site, located at the former Menards and Westown Theatre land, Von Maur secures unique benefits. They gain exceptional visibility from Interstate 94, enjoy a low town of Brookfield tax rate and secure the lead position in a new upscale development befitting of its image.

Von Maur is known for its high-end shopping experience that is targeted toward working professionals and a slightly older shopper than many existing stores within the area. Its presence will set the tone for the rest of the Marcus Corp. development, which has drawn early comparisons to Bayshore Mall in design.

Real estate experts say it is likely that other high-end retailers not yet represented in the community will be interested in locating near Von Maur to leverage shoppers of the same demographic target. These same experts predict this center drawing from a much wider "universe of shoppers" than just the greater Brookfield/Waukesha/Milwaukee area.

Ultimately, shoppers also will be the beneficiaries. Not only will they get to enjoy Von Maur and potentially other high-caliber stores, they will enjoy significant underground parking.

With easy access to I-94 at Barker Road, the Marcus Corp. development and Von Maur will offer a "Gateway to Brookfield" regional shopping destination that benefits the entire Bluemound Road corridor and Greater Brookfield community.

New construction, new stores, new restaurants and new office space equates to new job creation and serves as an excellent example of the potential for future redevelopment. It also will be the "Signature Showcase" of the Bluemound Road corridor and helps ensure that this area retains its relevance and vitality long into the future.

I echo the enthusiasm of area shoppers and residents in thanking Von Maur for announcing their intention of locating in the new Marcus Corp. development.

Keith Henderson is the town of Brookfield chairman.
