Mandel Group wants zoning change for Towne Centre apartments
Question: What is the status of plans for apartments at the Sendik's Towne Centre?
Answer: The Mandel Group has plans to build apartments in two locations at Sendik's Towne Centre.
You might have noticed the poles at one of the spots, "Parcel V," representing the height of one proposed apartment building. Because Mandel had previously planned to construct an office building there, the company needs the city of Brookfield to pass a zoning amendment to allow apartments on that property.
Residents will have the opportunity to voice concerns about this proposed development during a public hearing Tuesday.
The proposal for parcel V:
·Location: southwest corner of Brookfield Road and Thompson Drive, between a subdivision and Sendik's Towne Centre
·Use: 20 apartments intended to serve aging Brookfield residents looking to downsize
·Reason for change: downturn in market for offices, demand for multifamily housing
·Size: 25,550 square feet, up from the original proposal of 20,000
·Height: 33 feet from the level of the Brookfield Road sidewalk to the peak of the roof, which is under the city's maximum 35 feet
·Completion deadline: Dec. 31, 2016
After the public hearing, the zoning amendment will go before the Plan Commission on Nov. 11. If it passes, Mandel likely will present building plans for approval in December or January.
The Mandel Group also hopes to build a three-story, 36-unit apartment building at the northeast corner of Thompson Drive and Richland Parkway, known as "Parcel R," where they had previously planned a smaller apartment building. That zoning change already has been approved, but the company still needs to present building plans for that property.
