Did We Really Need A PDD For Percheron Square?

As you probably heard by now, Percheron Square's plans are  in flux for Brookfield's Ruby Farms , and here, I was thinking they really didn't need a PDD.

After last week's plan commission approval for the former Percheron Square PDD, I spoke briefly with VK himself and Ajay Kuttemperoor out in the hallway. A few of us who attended the meeting were asking Ajay, why all the retail? Don't you think we haveAccording to plans and Ajay,

Original FAR square footage, 858,000ish, Perch. 1,280,000ish, without parking structures and reg. office, more like 1million.
couldn't they have just reduced a little more and come in at present zoning?

Babble on Brookfield: Percheron Square "We heard on Friday that Vincent Sahib had withdrawn his plan for Percheron Square from the City of Brookfield Common Council agenda for Tuesday night."

Ruby Farms is still bumpy

Percheron Square's PDD application withdrawn

Office building planned at Ruby Farm "Capstone Quadrangle has a contract to acquire at least 16 acres of the 64-acre site that is owned by VK Development Corp."... "Capstone Quadrangle is purchasing the land because it considers the Calhoun Road area the central point of the office market along the I-94 corridor from downtown Milwaukee to western Waukesha County. Over time, depending on the office leasing activity in Brookfield, Capstone Quadrangle could build four other office buildings of varying sizes on the site, which is being called Percheron Square."

Ruby Farms project takes twist  June 16
